NOBLE INVESTMENT IN GRIMETHORPE

D Noble Ltd. is the latest company to recognise the huge opportunities for business growth offered at Park Springs in Grimethorpe and Houghton, Barnsley. Work has already started on site for a new 44,200 sq.ft. development of 11 industrial units to be known as Spring Park.

Site set up is complete with car parking, roads and sewers in place, and the foundations for the units will be complete shortly. The company believes in creating high quality units with a greater than average amount of brickwork in the elevations and finished internally to the highest specification. As Chris Noble explained, “Our offices within the units are fully carpeted, fitted with cat 2 lighting and with all data cabling already installed. Anyone moving to one of our offices just has to plug in their equipment and they’re ready for business.”

The units are being offered to the market via a series of flexible packages. Customers for the first phase can choose from seven units ranging in size from 2,885 sq.ft. (including 550 sq.ft. of office space) up to 5,800 sq.ft. (with 730 sq.ft. of office space). Four of the units have been planned with additional first floor office space which can be included or left out as required. Phase two has been initially planned as four units, but these can be combined into larger units should the market demand this option.

The first phase of units is expected to be complete in May 2007 and prospective customers will benefit from units which can be easily adapted to suit their individual requirements on a site which benefits from high quality landscape and impressive security. Spring Park will no doubt prove to be a popular high specification business opportunity.

The development has a BREEAM assessment, meaning that great care has been taken in terms of environmental impact, both during construction and for the future operation of the units. Also worthy of note is the fact that local companies Compass Engineering and Carlton Bricks have supplied the steelwork and bricks.
